PACE financing is a tool that allows property owners to finance the costs of energy efficiency and renewable energy improvements through special assessments on their real property tax bills. Benefits can include:
Investment with zero up-front cash required from the property owner
- Special assessments are used to secure financing to fund improvements without requiring the property owner to take on debt
- Long-term, fixed-rate financing at favorable rates are generally available
- Energy savings resulting from improvements often fully offset the special assessment
The City of Middletown’s Energy Special Improvement District a special improvement district organized under Ohio Revised Code Chapter 1710. The ESID is governed by a Board of Trustees of a nonprofit corporation. The board meets as needed to review and approve all Middletown PACE projects.
